Position: Building Services Manager
Salary: up to £55,000
Location: Cambridgeshire

We’re looking for an experienced Building Services Manager with a strong background in mechanical building services to join a well-established company working on high-profile commercial, retail, domestic and industrial projects across the Cambridgeshire area.
Reporting to the Senior Building Services Manager, you’ll be responsible for the end-to-end delivery of mechanical building services projects. This includes managing day-to-day operations, coordinating contractors, and ensuring all mechanical works are completed safely, efficiently, and within budget. You’ll also play a key role in maintaining strong client relationships, ensuring every project meets quality standards and delivers an excellent customer experience.
What you’ll be doing
- Manage and deliver multiple mechanical building services projects from start to finish
- Ensure projects are completed safely, on time and within budget
- Identify risks and implement effective solutions
- Lead and support Trainee Managers, Assistant Managers, Supervisors and engineers
- Interpret mechanical designs, specifications and construction drawings
- Liaise with clients, architects, surveyors and project teams
- Coordinate specialist subcontractors to maintain smooth project delivery
- Enforce Health & Safety and CDM compliance
- Prepare project reports, programmes and progress updates
- Support valuations, final accounts and tender preparation
- Track and report on project profitability
- Oversee procurement and timely delivery of materials
- Approve invoices and timesheets
- Maintain strong client and supplier relationships
- Promote continuous improvement and high customer care standards
- Use company systems and software (including bespoke tools, Word, Excel and Project)
- Support team members’ development
- Duties may vary as projects progress.
The ideal candidate for this role will have:
- A relevant Mechanical Building Services qualification (e.g., BSc, City & Guilds NVQ Level 3 or equivalent)
- CIBSE qualification or accreditation (advantageous)
- Proven experience in mechanical installations and mechanical project management
- Strong technical knowledge across commercial, domestic and industrial mechanical systems
- Excellent leadership, management and organisational skills
- Confidence using a variety of digital tools and IT systems
- Up-to-date knowledge of Health & Safety legislation, compliance standards and best practice
- Self-motivation, proactive mindset and a positive approach to problem-solving
- Strong teamworking skills with the ability to engage, integrate and motivate others
- Full UK driving licence (minimum six months post-test)
- Willingness to undertake training and ongoing professional development
- Commitment to maintaining high professional standards and continuous improvement
